Why Are Interest Rates Still High? Understanding the Current Real Estate Market

Common questions I’ve heard from clients lately are “Is now a good time to buy?” and “Why interest rates haven’t gone down?”. As of late August 2024, the average interest rate for a 30-year fixed VA loan remains around 6%, though this can vary based on the lender, the borrower’s credit score, and other factors. While this rate might seem high compared to the record-low 2% rates we saw during the pandemic, it’s important to put things into perspective.

Why Interest Rates Aren’t Dropping

Interest rates are influenced by a complex mix of factors including inflation, unemployment, and other economic indicators. Additionally, they are affected by investor sentiment, political climates, and overall market conditions. Although 6% might feel steep compared to historical lows, it’s relatively lower than many other loan types and certainly more favorable than the rates our parents experienced.

The Importance of Time in the Market

From my perspective, and based on my experience in real estate, the key to successful investing is focusing on time in the market rather than trying to time the market. Many buyers miss out on valuable opportunities by waiting for the “perfect” rate. To illustrate this, I reviewed my last three transactions for sellers. On average, the sellers had over $38,000 in equity, with the average hold time being four years. While this is unusual, it underscores the value of holding onto real estate for the long term.

Another critical aspect of buying a home is the personal fulfillment and comfort it provides. I take great joy in seeing families transform their new houses into homes. From maintaining the lawn and updating landscaping to adding personal touches like welcome signs, it’s gratifying to witness how clients make their new space truly theirs.
